Methodological note

The housing sales data from the Statistics on Transfers of Property Rights compiled by the National Statistical Institute (INE) provide information extracted from Land Registry records. These Statistics record sales by reference to the date of registration in the Land Registry rather than the date of the public notarial deed. This may result in a certain time lag between the notarial signing of the sale and its registration in the Land Registry.

Dwellings are classified according to their condition and protection status.

With regard to condition, a distinction is made between new dwellings and existing dwellings. A new dwelling is defined as one less than one year old and transferred for the first time by the property developer. In contrast, existing dwellings include all second and subsequent transfers.

With regard to protection status, a distinction is made between free-market housing and protected housing. The price of free-market housing is determined by market conditions without regulation, whereas protected housing is subject to regulations establishing a maximum sale price and specific eligibility requirements for purchasers.
